Treating Active Termites in Sydney Homes

When live termites are found in a wall, a skirting board or a subfloor timber, the first job is never to spray the ones you can see. Killing visible workers only pushes the colony to abandon that gallery and start eating somewhere else in the house. Real treatment means getting a lethal product back to the nest so the whole colony collapses, and that is done with dusting and foaming before any barrier is even discussed.

Dusting involves puffing a small measured amount of a slow-acting termiticide directly into the active workings. The termites walk through it, groom each other, share food through the colony, and carry the dust back to the nest over the following days. Because it works slowly, the workers do not die on the spot and keep spreading it to the queen and the brood. Foaming does the same job in a wall cavity or a hollow timber where a dust will not travel well, filling the void so the product reaches every surface the termites contact.

Only once the active colony has been knocked down do we move to long-term protection. That second stage is where the two main options come in: a chemical soil barrier or an in-ground baiting system. Which one suits your home comes down to how it is built, what the soil and slab look like, and your budget. A chemical soil barrier, also called a termiticide treated zone, is a continuous band of treated soil that wraps the full perimeter of the structure. The idea is simple: subterranean termites have to travel through soil to reach the timber in your home, so if every path through that soil is treated, they cannot get in without contacting the product. Modern non-repellent termiticides are the key part. Termites cannot detect them, so they walk straight through the treated zone, pick up the active ingredient, and transfer it back to the colony through grooming and feeding.

Installing a barrier is physical work. Around exposed garden and soil edges we dig a narrow trench against the footing, apply the termiticide at the labelled rate, and backfill with treated soil so the band is unbroken. Where the perimeter is covered by concrete paths, driveways, patios or a slab edge, we drill through the concrete at close intervals and inject the product into the soil underneath, then plug the holes. This is how the treated zone stays continuous even under paving, which is exactly where termites like to enter unseen.

The termiticide options fall into two broad families. Non-repellent products such as fipronil and imidacloprid based liquids are the standard choice because termites cannot avoid them and carry them back to the nest, giving a transfer effect. The product, the soil type and the way it is applied all affect how long the zone stays effective, with a typical working life in the range of five to eight years depending on the chemical used and site conditions. A baiting system takes a different route to the same goal. Instead of treating the soil, we install a ring of in-ground bait stations in the ground around the building, spaced a few metres apart and set just below the surface. Each station holds a timber or cellulose matrix that termites find attractive. Foraging workers discover a station, begin feeding, and lay down a scent trail that recruits more of the colony to the same spot.

Once feeding is confirmed at a station, the bait is charged with a slow-acting growth regulator. Termites cannot moult properly after eating it, so the whole colony declines over the following weeks. Because the workers keep feeding and sharing the bait right up until the colony fails, the queen and the wider nest are reached, not just the foragers at the station. This is the part that makes baiting a genuine elimination tool rather than a repellent.

Baiting runs on a monitoring cycle. Stations are checked on a regular schedule, usually every few weeks during active periods and less often over the cooler months, to see where termites are feeding and to keep the bait topped up. That ongoing monitoring is also the long-term protection, because any new foraging activity gets picked up at a station before it reaches the house. Baiting often suits a property better than a barrier where the ground is too disturbed for a reliable trench, where there is extensive paving that would need heavy drilling, or where an owner prefers the lowest possible chemical volume in the soil.
