Pre-Purchase Pest Inspection Sydney
Before you buy a Sydney property, a timber pest inspection to Australian Standard AS 4349.3 checks for termites, borers and fungal decay. You get a clear written report the same day, so you can make your offer or exchange with the facts in front of you.
Know Before You Buy
A property is likely the biggest purchase you will ever make, and timber pest damage is one of the few problems you cannot see on an open home walk through. A pre-purchase timber pest inspection is carried out to Australian Standard AS 4349.3, the recognised standard for timber pest inspections of buildings, and it looks specifically for termites, borers and fungal decay in the timber of the home.
This is different from a general building inspection. A timber pest inspection focuses on the biological threats to the structure: active termites, past termite damage, wood borer attack and the rot caused by moisture and fungi. Because termite damage is not covered by standard home insurance, finding it before you exchange can save you from inheriting a repair bill worth tens of thousands of dollars, or give you a real reason to renegotiate the price.
The outcome is a written report you can rely on. It records what was found, where it was found, the conditions that make the property attractive to termites, and any areas the inspector could not fully reach. With that report in hand you can decide whether to proceed, ask the seller to address a problem, or walk away before you are locked into the contract. For ongoing protection after settlement, our termite control and termite inspection services cover you for the years ahead.
What the Inspection Covers
The inspection follows AS 4349.3 across the accessible areas of the property, with any access limits recorded in the report.
Interior
Every accessible room is checked, with door frames, skirtings, window reveals and wet areas tapped and probed for hollow timber, moisture and signs of past or present termite activity.
Roof Void
Where there is safe access, the roof space is entered to inspect trusses, rafters and ceiling timbers for termite workings, borer damage and the leaks that lead to decay.
Subfloor
Bearers, joists, piers and stumps are examined where the subfloor can be accessed, since this damp, hidden space is a common entry point and nesting zone for subterranean termites.
Exterior & Grounds
Fences, decks, retaining walls, garden timbers, trees and stumps are checked, along with drainage and moisture issues around the building that raise the termite risk.
An inspection can only assess what the inspector can safely reach. Stored goods, built-in furniture, insulation, tight subfloors and low roof cavities can all block access to timber. When an area cannot be inspected properly, the report says so clearly and explains why, rather than pretending the whole building was seen. That honesty matters, because a hidden area is exactly where termites like to work undisturbed.
Combined Building and Pest Inspections
Most Sydney buyers arrange a building inspection and a timber pest inspection together. They answer different questions. A building inspection looks at the physical condition of the structure, cracks, roofing, plumbing and finishes, while the timber pest inspection focuses on termites, borers and decay. Running them at the same time means one round of access to the property and a single, coordinated set of findings for your decision.
Timing matters in the buying process. If you are bidding at auction, book the inspection before auction day, because an auction contract is unconditional and you cannot back out over a pest finding once the hammer falls. If you are buying by private treaty, arrange the inspection during the cooling-off period or before you exchange, so any problem can shape your offer or your conditions while you still have room to move.
We can coordinate the pest inspection to line up with your building inspector and your conveyancer's timeline. Book as early as you can, since good inspectors get busy in a hot market and you do not want a rushed job on a purchase this size. Give us the agent's details and the key dates and we will help make the timing work.
Reading Your Report
A timber pest report can look daunting the first time you open it, so it helps to know how the findings are grouped. The report separates active termites found on the day, evidence of past termite activity or damage, borer attack in susceptible timbers, and fungal decay caused by long-term moisture. It also flags conditions conducive to attack, meaning the features of the property, such as poor drainage or timber against soil, that make future problems more likely.
High moisture readings deserve attention. A high moisture reading in a wall, subfloor or wet area does not always mean termites are present, but a high reading points to the damp conditions termites and decay fungi both need. The report notes where readings are high so you understand which areas to keep an eye on or investigate further, and whether a leak or drainage fix should be part of your plans.
When there is a finding, you have real choices. You can ask the seller to arrange treatment or repairs before settlement, use the finding to negotiate the price down to cover the work, or in serious cases decide the property is not for you. The report gives you evidence to take back to the agent and your conveyancer, which is far stronger than a vague concern. If treatment is needed, our termite control team can quote the fix.
Cost and Turnaround
Property Size
A one bedroom unit takes less time to inspect than a large house on a big block, so size and layout are the main price drivers.
Access and Type
A subfloor, roof void and detached structures add inspection time. A combined building and pest package is usually better value than booking each on its own.
Report Turnaround
We provide a written report the same day in most cases, so you are never left waiting when an auction or exchange date is close.
Get a Fixed Quote
Tell us the property address, the type of home and your key dates and we will give you a fixed price and confirm the report turnaround. Same day reporting is standard so your timeline stays on track.
